Rent is due on the first of the month in Ontario, and if you don’t pay on the first, under the present guidelines, we strongly recommend to our clients that they serve N4’s (demands for payment of rent or an invitation to move out) on the second of each month. Last month’s rent is not a bargaining tool to rent an apartment. Do they give first and last month rent at the same time? I'm concerned that I will be locked in if I'm not happy and I will have to pay more money to get out of the lease, or if the landlord takes the property off the market and I lose my chance to find a place.

I give a security deposit, first month rent, last month rent, and the application fee all at the same time. I’m protected in case the tenant doesn’t follow through on their end of the lease and I have the money upfront to cover the cost of finding a new tenant and cleaning the property.

When renting an apartment in Ontario, the landlord can ask for first and last month’s rent, plus a security deposit. The landlord can use most of the security deposit to pay for any repairs if you don’t leave the apartment in good condition.
